Pull coin Washer& Dryers and up rent for Non coin W&D?

We have a 10 unit apartment complex that has a laundry facility that has 2 coin operated washers and dryers.

We are in the process of fixing one of the washers that is going to cost around $400. When looking at spending this amount of money we've looked in to just updating the washers and dryers to new ones yet we are seeing they are very expensive.

So we had a thought of replacing them with normal washers and dryers and charging extra rent for the tenants to use the washers and dryers. Has anyone ever done this before and had success?

At the end of the day we will probably just fix the washer, just wanted to see if anyone tried this?

@Michael Sutherland  The thing about regular washers and dryers is that they may not tolerate the amount of use your tenants will have. 

A couple of thoughts about charging more rent you might consider how you will determine who is using  machines and how you will control use by only those paying more rent. In addition I think you might get additional laundry by non-occupants because the ones paying more rent will see the use as unlimited.
