Horrible Property Manager Experience

We're in the process of firing a property manager and hiring a new one. 

The current one we've had for 3 months. She has never uploaded any documents, statements, last weekend when we wanted to follow up on some things she literally bailed us on 5 times and it was a different personal excuse each time. None of her deposits make sense. We tell her we're done with her and she begs to give her another chance. She really doesn't understand how bad it is. She messed up our taxes. It's a very hot mess. 

Anyways in the mean time we contact the tenants becuase we want to put in new hvac. She fills me in on some things that have happened. when they moved in they smelled a burning smell in both bathrooms and she said she was a licensed contractor so she checked it out. long story short... when we were prepping the place the bad prop. manager suggested to re wire the bathrooms switches and her guy did it. There were 3 switches i believe she wanted them to just have one switch work so it turns on both lights and the fan to keep the air circulating. it sounded good to us and sounded like she did it to all her rentals it's just what her guy did. anyways the tenant took pics and it was bad and really could've started a fire. when the tenant told the PM she played dumb like omg yes fix that and i will pay you back for labor and materials. so almost 500 later the tenant fixes it all. probably saves the place. 

we are about to bring this up to the PM. She'll probably lie about it/ or blow it off.  There are so many things wrong with this situation. 

What grounds do we have to stand against this PM?? We want to be as cordial as we can be but her guy also caused all these problems, and we want her to pay for it!! Any suggestions.
