Tenant won't leave in the 30 days with notice to vacate

I have a tenant that never pays on time, but will always end up paying the late fee. It is a hassle and I am sick of dealing with it and gave him a 30 day to vacate. He is telling me that he won't be able to move out for at least "60 days" but will make the effort to move out. Besides the frequent late payments he hasn't caused me too many issues, but my neighbor in the house next door says he will frequently be causing a ruckus in the parking lot with yelling, screaming, and even once or twice with the police being called. Not sure if I should spend the money on eviction when he did agree to eventually move out. If I didn't have my neighbor reaching out I would have no idea about the other issues besides late rent payment because I don't live in the local area.  Not sure if I should give him the extra time and move out or to force the eviction. Looking on advice on what to do next and anything helps!
