Advice on what to do next

We are looking for advice on how to move forward with our situation with a tenant. The tenant's last rent payment was made in November 2021, and it was an accumulation payment because the tenant was 8 months late on rent. We have been very understanding of the tenant's situation due to the pandemic however, we have reached a point where the tenant is simply not paying rent, remains unemployed, has been dishonest, has an extensive track record of HOA violations, & has accumulated approximately 12k in damages in the home. The contract is done on April 15, 2022, and we have considered the following options:

-Make an agreement with the tenant to vacate the property before the contract is over, keep the deposit, & incur the damage expenses (because we are not sure how they will pay).

-Taking legal action (evicting & suing for damages + late rent, but we consider this may be more trouble than what it's worth)

In conclusion we actually have no idea what the best course of action would be in this case, I would be open to share details with anyone willing to advise us on how to best proceed with this situation.
