Accepting / denying a rental applicant

Hello all… i have a few questions regarding accepting a tenant.

Can you ask how long a couple looking to rent one of your properties has been dating?

Can you ask how much money a prospective tenant has in the bank? Require proof of funds for any amount beyond initial deposits?

Do you have to specify which aspect of the rental application did not meet qualifications?

Thank you!

Tommy
