HOA rules & rental contracts

I would like to hear how other landlords handle HOA rules in their contracts, especially violation of rules by tenants. We plan to include a copy of the rules/fines for violations in our contract. Fortunately our HOA is quite lenient at the moment but at any time, they could ramp up their enforcement of rules and start fining people. Clearly, our tenants should be responsible for any fines but at what point would/could you evict someone? Any and all experiences with or suggestions about HOA issues would be greatly appreciated!

I add the HOA rules as an addendum to my lease and have the tenants initial receiving them. Then my lease has this clause;

Other lease violations: If Tenant breaks any other term of this lease, Landlord must give Tenant written notice describing the violation and giving Tenant FIVE days to correct the problem. If Tenant does not correct the problem, landlord can then give Tenant FIVE days written notice to move from the property. If Tenant does not move out, Landlord can file a lawsuit to evict Tenant on the sixth day. Tenant is waiving or giving up Tenant’s right to longer notices to correct problems and to move out.
