Tenant’s making noise complaints about each other
About 7 months ago I bought my first property a 4 plex. I inherited 3 tenant’s 1 is awesome he pays early and helps take care of the building without asking. The other 2 have been ok they pay on time. They both live upstairs at the apartment in unit 3 and 4. The other day unit 3 called (works 2nd shift) and said unit 4 was kicking the wall in the morning when he is sleeping. A day later before I had a chance to call and say something to unit 4 he called me complaining about unit 3, that he comes home in the middle of the night making noise and waking him up. So at that point I said something to him about kicking the wall he said he was cleaning his feet off and he was mad because he told unit 3 he was going to call me and he got beat to the punch. I have not called unit 3 back and asked him to please keep it down when he comes home yet just trying to figure out what to do. They are on a month to month lease. I just raised there rent but are still well below market rent by $75-$100. Do I keep both of them? Do I tell one or both that I will not be renewing there lease and give them there 30 day notice? Any advice would be greatly appreciated.

Then wait a few months and give them notice. That gives you time to see if they 'smarten up' and summer is usually a better time to find new tenants.
