Thinking about taking investor capital

Hello! New to the forums. I’m ex an institutional sfr employee, ex proptech founding team member, and currently own and operate a portfolio of about 125 properties. I can continue with one offs to build but I have the urge (duh, who doesn’t) to scale at a much higher pace. Any tips on raising capital? What’s the market demanding right now? Tia!
