HOUSE HACKING for First time investor

Hey guys i just bought a condo in hawaii currently it is a 3/3. A 3/2 upstairs and a  one bath room with an open area which i plan on making into 2 bed rooms 

Im planning on renting out the bottom half of my property which would be 2/1 with kitchenette after rehabbing. I was wondering should i use any type of lease agreement? What should i add? Are their apps or do you recommend any to help out with getting credit and background checks quickly?

Biggerpockets has a Lease Package available for $100 or it's included with a PRO or PREMIUM membership. It was developed by investors and has been approved by attorneys in every state. That's a good place to start.

Another option would be to look for an Apartment Association or some other organization that helps Landlords. They often have state-approved forms available for use.
