Rental inquiry in Denver Colorado

I have a an applicant that has good credit, no eviction, no record. 

he owns a property that he is sold for 1 million; 

and he wants to pay, 6 months or one year of rent. here is my problem. 

he only makes $5000.00 a month but has money from the property he just sold. he wants downsizing and  and work towards  retirement.

I Renting a property for 3600.00/month 

any advice please.
