recs in regards to property management

Hello,

I have a few questions here in regards to property management companies. I feel like I need to use one right now because I don't feel I have the ability to manage the property (3 single family homes) myself.

1.  Does the property management company contact you for every repair?  or if no, when do they contact you in regards to repairs?

2.  If they contact you when repairs cost more than a certain amount, what is that amount?

3. How do you deal with the company if they seem to have a regular repairs at all properties? What is normal?

4. How do you determine if the property management company is actually helping when it comes to your bottom line financials (especially

if you don't have the time to do your own book keeping?)

Thanks,
