Re-issue a new Month to Month lease w/rent increase

Can I legally break a month to month lease and re-issue a new lease with a rent increase?  I have tenants that are on a month to month lease.  I would like to increase the rent.  Can I legally increase the rent with giving a 30-day notice?  Also does anyone know how much you can legally increase rent in the state of NJ, (ex: 5%-10%)  My town does not have rent control.

Not an attorney.

To my knowledge, NJ does not have limits on how much you can increase. If they are on a month-to-month lease, you can give them 30 days notice and change the rent or other terms. You must give them 30 days notice and a specific day on when the change takes effect.
