OFF MARKET FINANCING

Hi guys, 

We have an off market deal on the table, 2 commercial units with (2be/1ba) residential in LA area with a purchase price of $550,000(residential will definitely need repair with long term tenant). Total current rent is $2700 all below market rent value.We currently own 3 SFR, 2 STR but first time in doing owner finance. Comps in the area just for a 2 commercial units is $500k. What are the pros and cons for us? Anything to look out for? Any guidance or advice on how to structure an offer to get this deal? Deal or no deal? Thanks in advance guys!
