How much should I charge for rent in Depew, NY?

Does anybody have experience investing/managing properties in Depew, NY? I'm looking for my first property, and figuring out how much I could charge for rent has proven somewhat difficult. With it being such a small town, I don't have much faith in data provided by online sources and there aren't a lot of rental listings to reference. I've talked to a couple landlords, which was helpful, but I'm still left with a pretty wide range as far as fair market rent goes. I would greatly appreciate it if anybody could provide some insight into the Depew rental market that would help me narrow down that range. Specifically, I'm looking at duplexes with 4-6 beds and 2 baths.
