Should I include an Appraisal Addendum in my offer

I'm a novice investor only having one investment property but ready to purchase a second. Here in NC the use of due diligence is what I feel out of control but I understand the market were in. I've located a Condo that sold back in September for $75k and now it's on the market for $89,900. After running the CMA my broker feels it will appraisal at/around the $75k price point, despite higher analysis price point of 114k-123k.Understanding adding a appraisal addendum what is a dollar amount over appraisal that makes sense? Or does it Al all?
