Landlord Tenant Law Colorado change Oct-1-21
This is concerning the new law signed and in effect as of October 1st 2021.
My question is, now that late fees are capped out at $50 or 5% which ever is higher ($53 in my case), the law states that the tenant may pay the full amount of rent at any time before the judge signs the eviction order. I am a new landlord (7years) and so far have not had an eviction, though I am thinking there is probably some kind of fees associated with evictions. Are these fees recoverable since the late fee is capped? Or would that landlord have to then go through small claims court to recover the fees assessed by the court and time the landlord had to take to through the process?
