I’ve got a trouble house that I’ve owned for 6 years. Has had a lot of turnover and vacancy but I was finally able to take full ownership and fix certain issues my partner hadn’t wanted to. It will finally be a low maintenance property but I’ve got an offer to sell it for 95k, I maybe have 60 into it. Monthly rent is around $7-750. I wouldn’t buy a house for 95k if rent was only $700. But again I finally have it to where it should be easy to rent with low maintenanc

I realize I could 1031, but it’s a hard market to find deals so not certain I would find a property within that timeframe.
