First Multi Family I Need Help

Hello everyone on bigger pockets

I am from southern New Jersey and am looking to purchase my first investment property to house hack. This is a duplex in the Collingswood area of South Jersey. First I am looking for recommendations for a home inspector in this area that has done a number of inspections on older multi-family properties. Second the property currently has two tenants one has a lease that is ending in the next 3 months and will be asked to move out. Has anyone had experience in what allows this transition to work in a smooth seamless and what makes life more difficult?
