Renting by the room in a high crime rate area

Hello all.

I believe to be the "rookiest" in BP, so apologies. I am looking to buy a property for me to live in and planning to rent it by the room. We made an offer to 1 property and looking at the crime rate, it is a tough area. You would often hear shootings. I am concerned with attracting tenants, maintaining my own security, and for my future tenants. The area is near downtown, schools, and restaurants. But I am just worried. Any advice?
