Anyone use their cash out optioned pension for REI?

I was considering options using a loan out of my 401k for down payments options for flips/rental properties when I came across my pension that has since been frozen a few years back. The company gave the option of a lump sum cash out that seems very tempting. I'm aware of the 10% penalty plus income tax rate, I was just curious if anyone was in a similar situation and cashed out to REI?
