Self Directed IRA - how to leverage for RE?

Anyone out there with experience on how to best use a self directed IRA for RE investments?

I know it’s possible, but seems like it could be complicated and I keep running into roadblocks/restrictions. For example....

If you're buying a property outright, that seems pretty straightforward - the IRA owns the property and all income and expenses flow in and out of it. But what if you want to invest in a property at a higher price point? Can you do partial ownership in the IRA and just prorate the income and expenses based on the portion the IRA owns?

Also, are there lenders who would actually do a loan on the property as I believe any loans would have to be non-recourse if I’m not mistaken.

I've also tried to figure out if I could use the money in the IRA to fund renovations for a property I purchase with other capital I have and pay the loan back, but I believe this is restricted as you can't loan to yourself.

Any advice/suggestions?
