Question on tracking performance on a property.

I have a duplex that appraised very well and I was able to have the bank finance an additional $15k for some necessary improvements.

So I put $8.8k down at closing and received a $15k check back. Definitely a deal I hope to repeat.

But how do I track performance on the property? Trying to setup apples to apples comparison to my other duplexes.
