Buy Multi family 3-4 unit FHA Please Help

I have 2 rentals, looking to get into Multi family in the new city I live in FHA 3-4 unit and live in one unit. I'm in high rent city 1700 for my current 1 bedroom unit. So I feel this would be best. I was told to make sure to have less deductions on current 2 rentals on taxes to help qualify for a loan. Please get help on understand more details my job income is 75 and have 800 credit and have down payment have car loan but can pay off someone said it's best 1.00 you have to earn 2.50 to have that go against you. 2 rentals cash flow and have rented for 6 year and 2 years. So any help on best way to get into the FHA Multi family help details on qualifying with income from the units and not have 2 rental mortgage hurt me and I won't do anything as loss on rentals for 2019 tax. Thanks
