House Hack Deposit Needed

Hey everyone, 

I am currently looking for a condo in upper manhatten that that I want to sublet a room in. I am already financed to 100% though a VA loan, however, I am being told by my broker that most sellers will still want to see a small deposit (5-10%) to show my commitment to the offer. I am looking in the neighborhood of 650k properties, so 35-70k. I have one property in Germany that I am trying to see if I can get a HELOC against. Otherwise, I've been told by hard money lenders that they can't support because I intend to live in the property.

Does anyone have any suggestions on how I can put together this deposit?
