First investment property sold! Need advice

Good afternoon! My first investment property, a single family in Washington, has been placed under contract. I am expecting to make about 33k on this property. I am asking for advice on my best move from here. Obviously I want to continue investing, but I have some debts that I think I would be better off paying off. I have one credit card with 21k on it, and another with 5k on it. The rest is easier debt. I want to pay off the debt, but don’t want to blow the money I make from this property. Send help.

No this was not a flip, sorry. I house hacked and have owned it for 2 years. My CPA said I will be free of capital gains.
