Finding Multifamily Deals

I've been an agent for a few years and mainly would use cold calling as my primary way to obtain leads. As I start to search for my own deals, I've tried mailers, text blast, cold calling, door knocking, email blast. Personally, I've seen the most success from cold calling. Also text blasts are a good way to reach a long list of contacts quickly and I generally will get a decent hit rate depending on the quality of the numbers you get. 

I'd like to diversify some more, but I haven't had the success I was hoping for with the mailers and email blasts. Any creative ways to help supplement what I'm already doing would be awesome. Do you have any strategies that have proven hyper effective for your business? Or should I just stick with the smile and dial?
