Home improvement financing - leaky roof

Bought a duplex 8 months ago and started house hacking to get into investing. Turns out I have a leaky roof that needs to be replaced entirely, looking at ~$30k. I wasn’t expecting this, but plan to hold the property long term. Any suggestions for where to start with financing? From looking at previous posts, looks like a personal loan may be the way to go?

And, what in the heck would make a roof cost $30k if other than a contractor that wants to make a bunch of money (they all do, don't they?).

I think you need to challenge your assumptions.  If you haven't crawled around in your attic during driving rain with a bright light trying to trace out a leak, given that right now your best option for a roof replacement is $30k, then I'd question your gumption.

Honestly even getting a roof replaced for $6k would be excessive for me.  I know you're in a different market with much higher cost of living... But still.
