looking into a six-unit.How can I find out what each unit pays

I am in the middle of making a deal on a six unit. The landlord originally gave me numbers on each apartment and now recently gave me an updated list that is completely different. Total of 300/month less, and every apartment has a different amount than originally. I want to know what I can do to know FOR SURE what the units ate bringing in. Also, I'm waiting on seeing the landlords utility bills. Hiw far back should I be looking for? This guy really seems sketchy, and his realtor is a real "b" word. I should be asking to see expense reports for at least 6 months, right?
