Looking to finance a house in Harrisburg-Pennsylvania

First time home buyer here, looking to finance a single family home in Harrisburg-Pennsylvania. Trying to weight all my options when it come to load, grants. House cost a total of $80,000 plan to pay it off in 5 years, would like a 30 year mortgage just to spread out the payments. Also good credit, really low income what are my options, I really love the house. Would love to love in ASAP to get out of NYC paying rent with no returns, doing this for my mom she’s getting up in age and we can’t afford this NYC rent increase every 2 years. Any insight will be greatly appreciated.
