Avoiding out of pocket money use

I’d like to hear people’s thoughts on obtaining a second loan to avoid using out of pocket money for a down payment on a long term investment property... I’m very new to real estate investing, so any advice is appreciated.

you may be able to do so, with a loan/cc debt. This is not a good option with long term investing, it will sink into your profits and investment if you do not have a short term way of paying it off
