Best/Easiest book keeping program

Hi everyone,

I am looking for suggestions on the best/easiest/cheapest book keeping software to keep track of my books for a few rental properties.  Nothing too crazy or fancy- just want to log expenses, income, maybe depreciation schedule, mileage, etc.

I'm familiar with Quickbooks of course, but thought you pros might have a better idea.

I have used QuickBooks Desktop for many years and recently switched over to QB online.  For multiple properties you may find the Desktop version more friendly.  With desktop you can have multiple files under one program.  With online, you could split everything by class for individual properties.  I am just not sure which you would find more user friendly.

If I were you, I think I would choose the Desktop version.  It is slightly less expensive once you take into consideration the monthly cost of the online version.  The online version gives you the ability to invite your accountant so they can look at your books whenever you need them to.  The online version is also in the cloud which saves from having to do backups which are HIGHLY RECOMMENDED with the Desktop version.
