Solo(k) roll over from existing 401

Hello Team - Can I roll my existing 401(k) into a solo(k) without any tax penalties or other disadvantages and then use it to invest in real estate? If so, how do I do that? Essentially I would like to invest my 401(k) funds into multi-unit investment properties but am unsure of the best way to do that, so hope you can give me some advice. Happy investing!
