Seller financing

I am looking at a triplex the owner is willing to do seller finance. I have no experience with this type of financing and wanted to know how/when is title transferred. Do I use a title company the same way I would if I were using traditional financing? Could I still get title insurance?

@Melissa Jones this is a great way to do it ... just don't cut corners.  Have the contracts done/reviewed by an attorney, and then close with a real title company.  These steps, although costing a few dollars, will save you any major headaches on that front in the long run.  Good luck!
