loan suggestions

I have 3 properties and I am looking to get a loan for about 30k. I currently have a rental with about 15k in equity (this has an equity line already), I have my current residence with about 30k in equity (only a standard mortgage on this, and I'm looking to move out of this one update it some and either sell or rent it), and I also have a house I just renovated that i own free and clear valued at about 295k. This property is on the market but it's been slow moving so i think I'm going to move into it and wait to sell. My credit isn't perfect and what I can show for income isn't great.  Any suggestions on how to get a 30k loan?
