I am looking to dive into investing this year. I know this is a big deal, but my question is.... from a financial perspective, if I cannot afford a 20% down payment, what are some other options I should look into to obtain the right type of loan/lenders

If it’s your first house, you can start with a house hack. There are a lot of great programs for first-time homebuyers that help with downpayment assistance.

After that, you can also look to do a joint venture with a group or like Eliott said, find a great deal and get it under contract.
