What accounting software do you prefer? Not QuickBooks for this situation, please.

Hello!  It's the TAXING time of the year! And starting 2023 off and running

Asking for your opinions about your favorite (or least favorite) accounting software programs other than QuickBooks.  This has been a common topic between other RE Brokers and my investor clients.  

This particular "survey" is aimed for a small scale operation of properties (less than 10) with no need for Invoicing, Inventory Control, Project Management, Payroll or additional users. Quickbooks has proven to be overkill for most of these smaller businesses that don't need a lot of options.

Seeking your reviews for a good tracking system that includes income/expenses for a few separate properties. And 1099 income for the single LLC.
