Equity Loans for Down Payment on Multi Family

Hi everyone, I kind of new in the world of investing in real estate. I currently have a single-family home in Fayetteville, NC. I paid the home off this year and the house is valued at around 240k. I want to invest into a multi-family not sure where but I was thinking either in Fayetteville, NC, Florida or Texas. I want to get the money situation figured out before I continue looking at multi-families. Can anyone give me advice on what my best option would be to fund the down payment? HELOC? Home equity loan? Cash out refinance even if the home is already paid off? Any help would be greatly appreciated.
