Rental Income to fund new investment purchase

Before now, all we have done is house hacking. Now that we have 2 rental units, I'm considering using the rental income from the 2 units as a down payment on a third investment property. Would this expenditure "down payment" be considered a "business expense"? Just looking for general thoughts, not expecting legal/financial advice.
