HOW TO GET EQUITY OUT OF AN INVESTMENT PROPERTY.

SHORT VERSION:  I HAVE SOME EQUITY IN MY FIRST INVESTMENT PROPERTY.  I WOULD LIKE TO ACCESS IT TO PURCHASE MY NEXT INVESTMENT PROPERTY.  HOWEVER, I HAVE SPOKEN TO A LARGE COMMERCIAL BANK  (WHERE I HAVE A BUSINESS ACCOUNT) AND A LOCAL MORTGAGE LENDER (WHO HELPED FINANCE MY PRIMARY RESIDENCE); THEY BOTH DID NOT HAVE ANY VEHICLES TO GET ME WHERE I WANT TO GO.  

ANY THOUGHTS OR SUGGESTIONS?

    Kerry Baird created a list of lenders who do HELOCs on investment properties over on this thread:

    I went through the list last week and confirmed that many of them still do, while others no longer do - but I only called those who lend on properties in Arizona. You'll need to contact those who lend in the location your property is in. I also came up with some just by doing a Google search using keywords "non-owner occupied", "rental", or "investment" along with "HELOC" and "Arizona".
