You are right in that being able to close fast sometimes makes or breaks a deal, and in those instances, if there's enough profit, paying higher amounts is justified. Though you offer 100% of the purchase price, a person still has to have the funds to close, to fund all the repairs, etc., therefore; in reality, you don't finance a higher percentage than other lenders. What you are offering is not 100% financing of a rehab deal, though it may be 100% funding of property purchase, which to most, is relatively easy to find.
