Rental Property Purchase Options - Adjacent to current Home

Hello BP group, I'm new and highly motivated looking for purchase/ finance options on my first property to begin building my portfolio. 

Current property is off market, adjacent to my current home, located in the rural high end of Louisville, KY.( 2 acres with 2 story block/ pole, 2500 sqft total with garage on 1st floor and nice living quarters on 2nd. I will personally use garage and rent out the living quarters above. 

I'm looking for low or no money down options along with tax assistance to keep capital for obtaining new properties. Thank you all for your insight and guidance. God Bless and thank you BP group.
