Non-Fannie Mae/Freddie Mac Lenders

Does anyone have recommendations for non-Fannie Mae/Freddie Mac lenders for 1-4 unit residential properties.  I am getting close to the 10 loan limit with Fannie Mae and Freddie Mac and want to start talking to some nontraditional lenders for future deals.  Any references would be greatly appreciated.
