Seeking silent partner in commercial property venture.

I am looking for a silent money partner that would be interested in commercial properties, in Michigan. 

I have been investing in single family homes and would like to take the next step. I have many years of knowledge in the commercial side since my father is heavily invested in shopping malls / centers. 

I am searching value add properties in upcoming neighborhoods in Oakland and Macomb county areas . My range of search is $500k to $2m, with a cap rate of 10%.
