Manufactured Home Deal in Paramount, CA

Hi folks, I received a call this morning from one of my marketing pieces -- from a HIGHLY motivated seller of a Mobile/Manufactured Home in Paramount, CA. The community is called Golden State Mobile Park.

16601 Garfield Ave.

I have zero experience with Manufactured Homes it's a Barrington. I visited the property today, met with the seller who is chomping at the bit for me to get them out of this (they are behind $4k on their rent, which is around $700/month for the spot), parents are elderly and ready to move in with relatives.

Is this something that I can buy, list and flip like a traditional property?
Could I do a lease option on it?
How do you comp these?
Is there another investor out there who I could Assign this to and collect a finders fee?
