Trying to invest in Houston

Hello Everybody,

I am a real estate investor from San Diego, CA, currently own a four plex and SFR. I was looking into investing out of state primarily in Houston because in doing my research the Houston market is considerably cheaper and has a huge upside in terms of cash flow and appreciation. I am contacting a number of agents here from BiggerPockets and Zillow based on reviews and from what I heard so far I feel like it'll be better if I use realtors that have been directly referred to me by an investor. If you all have any referrals and/or recommendations in terms of agents or even lenders and contractors please let know. Thank you so much for your time!
