Cheapest Hard/Private $$ and Refi for Rental?

Hi, I am new to bigger pockets and I hope this is appropriate for the forum, if not let me know and I will post elsewhere. I have recently signed up for Pro membership. Though I have done a couple fix-n-flip projects, I am new to the BRRR method for Buy and Hold, and love the potential. I have been contacting hard money lenders and find 10% keeps being presented with 2 points. Based on Brandon's webinars, this seems high. Can anyone share if they have found better rates and where? Who you have found as a good refi for rental lender?
