Palm Springs CA Desert Home (Joint Venture Capital Investor)

Fix & flip B+ property in Palm Springs, CA. Current owner is highly motivated and looking to downsize/relocate.

3 bedrooms (4 bedrooms if office is counted), 2 bathroom (but there an area where a half or full bathroom can be built out). Pool & landscaping well kept. Kitchen & bathrooms need full renovations. New flooring, interior paint and exterior paint needed. Modern light fixtures would also give this property the modern Palm Springs feel. 

Asking price is $550K. Renovations should not be more than $80K (contractor to estimate for verification). Due diligence inspection & appraisal will be performed. Comps are in the mid $800K range. 

Seeking joint venture partner/investor provided capital for with fixed return. Deal currently structured for hard money & investor capital, but will welcome an investor who is willing/wants to put up all the funds. I am a real estate development project manager, who will perform all the management work in exchange for the capital needed for this deal. I have experiencing delivering projects and know how to push general contractors to meet a schedule. Looking to turn this property over within 3-4 month tops.
