Wanted: Properties in LA-SGV $.5-$5 million, 5-10% Cap

Clients are doing a 1031 exchange. We're looking for any commercial properties in Los Angeles County: Pasadena, South Pasadena, San Marino, Arcadia, Temple City, Alhambra, Rosemead, San Gabriel, Sierra Madre, Rowland Heights, Hacienda Heights, Chino Hills, Diamond Bar, and that area with a 5%+ cap rate. The areas need to be doing well economically so that the land alone can be sold for a profit later on. Please no multi-family 4+ units or properties that would require specialized knowledge to own like restaurants, auto work plazas, etc. We are open to office, retail, industrial, and mix. Ideally, units will be 100% occupied with long term leases. Properties that need/have property management companies need to have a 5-10% NET CAP. Clients are interested in safe investments only please. Ideally the properties will be between $0.5-$1.5 million, but we are open to great deals. Thank you.
