Financing Options Recommendations

I will keep this short and to the point and lay out all information that may (or may not be) relevant.  I am looking to invest in a fix in flip in northern California.  I am wondering what the best route for financing may be, given the information below.

Income: $2,500/month

Debt: $0

I currently have about $10,000 for an investment property with two other partners who have $20,000 and $10,000 bringing us to $40,000 TOTAL

In my other accounts (retirement, savings, emergency, etc.) I have a total of $40,000 (don't want to put toward a property)

I am currently adding an additional $800-$1000/month to my property investment fund to put toward a property.

I believe my potential options may be:

Hard money lender

Portfolio/Investor loan

Private lender

Seller financing
