Any east coast investors? Check this deal out!

There are 2 properties that we are looking at:

One is a small mobile home park. 12 mobile homes and RV parking. 

Second is 6 duplexes from the same owner of the mobile home park. Patio homes. Rent is 20% lower than it could be going by Section 8 standards.

1.5 M of the total purchase price is already taken care of. We are looking for someone to come in for 20% for 300K or someone who would like a 10% note for 1 to 2 years. Great rental history and always full!
